860 Homes at Frog Lane

Proposed new development on the land around Frog Lane was initially revealed when Edward Ware Homes submitted a high-level Screening Opinion Application to South Glos Council on 5th December 2025 and confirmed by a follow-up full planning application validated on 11th June 2026.

Edward Ware Homes launched a consultation website in early 2026 and held a public drop-in event in The Miners Social Club on Thursday 12th February 2026 to present their initial plans to the public. The meeting was publicised by your Focus Team via a locally-delivered Frog Lane Focus Special and was well attended by local people and ourselves. The event was also picked up by the local press including the Frome Valley Voice and The Gazette.

At that time it was revealed that Edward Ware Homes' proposal for the land around Frog Lane would be for up to 900 homes - all built on the fields behind Coalpit Heath from Frog Lane to the north to Woodside Road to the south - where this development would join the proposed 450-home Bloor Homes' Roundways development.

Edward Ware Homes said that they would offer vehicular access to Bloor Homes' proposed Roundways site, meaning that the Bloor Homes junction at Roundways might be expected to handle traffic from an additional 900 homes - 1,350 homes (or around 2,500 cars) in total.

Similar to the proposals at Roundways, Edward Ware Homes have said that 50% of their proposed homes will be affordable (a mix of social rent and shared ownership properties). They said the site would primarily be accessed via an upgraded junction between Badminton Road and Frog Lane, and provide a primary school, a local centre with community facilities, public open space and habitat enhancement.

Your Focus Team was pleased to see many local people at the February event making their opinions clear to representatives from Edward Ware Homes.

Later, on 11th May 2026, Edward Ware's plans for a revised total of 860 homes were finaly revealved following the validation of their full outline planning application for the development - with few changes betweeen the development presented at their public event and the finalised plans.

Your Focus Team believes there are strong arguments why large-scale development is inappropriate at Frog Lane, and strong arguments to rebut the claims made by developer as to why it is appropriate.

Our Objection Reasons section examines the reasons why your Focus Team believes this development is unacceptable.
